1980s Belmont homes top-dollar sale price

The top-dollar price for a 1980s era Belmont house has been put down to its immaculate presentation.

The four-bedroom residence at 26 Waurnvale Dr sold for $768,000 on Saturday after four parties contested the 656sq m property.

The house, offered by the family handling the estate of the owners, had attracted a range of interest during the campaign, including downsizers and first-home buyers, McGrath, Geelong agent Wayne Baker said.

“It ticked boxes for both parties,” Mr Baker said.

“It was the location, land size, and the house in such immaculate condition for its age and ready to move straight in to

“The fact that in time, with having four bedrooms and two living zones you’ve got the space to create your own flair in the home and do your own renovations in due course.

“But it was not necessary because it was all very liveable.”

The property is close to Leisurelink and Waurn Ponds Shopping Centre and walking distance to Mandama Primary School. Waurn Ponds Creek parklands was at the back fence.

Bidding opened at $640,000 but was soon above $700,000 as a third bidder entered the race.

A fourth bidder made a couple of offers toward the end of the auction, but the eventual owners managed to stay ahead to secure the contracts.

Mr Baker said it was a good result in the current market.

“The range – the comparables for that age of home in the area, were all in that $700,000s, which we had the range at and it sold just at the top end of the range,” he said.

Mr Baker said the presentation of the home, built in the late 1980s, was a key driver of interest throughout the campaign

“It’s essential and my vendors were very aware of that and wanted it pristine,” he said.

“But the family had always kept it immaculate and kept on top of things and it reflected in the result.”
